Sometimes ‘common sense’ doesn’t always make sense says an article published by Smart Money

 

  • Preliminary results show that both men and women may be willing to pay a higher price for a home if they find the seller’s female agent attractive. (Although they wouldn’t necessarily like to admit that they would fall prey.)
  • Out-of-Towners, especially those coming from higher cost of living areas, tend to pay more for a home. BYU’s Grant McQueen states that out-of-town home buyers normally have a short period of time to find a new home and the increased home price might actually save them time and money by not traveling back and forth to the area.
  • Buyers become leery if you ‘toot your update horn’ too much. They begin to wonder what was wrong with your property that you needed to make all the renovations and updates to begin with. So, choose your words carefully and let the pictures speak for themselves.
  • Sellers don’t tend to change their opinion on the direction of the housing market very quickly. Home sellers are five times more likely to believe that the value of their home will increase more than their neighbors.
  • Cosmetic issues in a home grow to greater importance when the housing market is going down or stagnant.
